Update September 2025

We have not heard back from the devloper after passing along feedback from the Q3 2025 meeting. We last sent an email that we wish to not have the area rezoned and a formal petition was submitted through Councilman Whyte's office. 

Update on Proposed Development - 08/26/2025

Email Discussion with Developer 

Dear Residents,

We want to provide you with a summary of the most recent updates from Mint Development regarding the proposed project at the entrance of Eden Roc:

Unit Count & Zoning
The developer has adjusted their proposal to 19 for-sale single-family homes. They are working with the City’s zoning department and mentioned the possibility of R-3 zoning. The Board has communicated to the developer that R-4 zoning would likely be better received by residents than R-3, as it maintains detached homes while keeping a density close to their plan.


Site Plan & Appearance
The homes are planned as two-story residences with 6' wood fencing. The developer stated they intend to preserve as many existing trees as possible and add two new trees per home to help maintain the neighborhood’s character.


Gates & Entrances
Earlier renderings included conceptual gates, but the developer clarified that no gates are currently proposed. The Misty Glade entrance is part of their city permit; however, they indicated they could request it be designated as an emergency-only entrance (gated) while using Classen Road as the primary entry/exit, if the community supports the plan.


📌 Next Steps
The developer has asked for community input on the proposed zoning and layout. Once feedback has been collected, they plan to reissue a site rendering that incorporates the feedback provided.

HOA Board: Developer Response Received – August 13, 2025

Developer response: "After discussing the communities feedback from our last meeting, we decided to relook at the project as a for sale development which falls within the character of the community but still accomplishes our goal.

Attached please find a revised zoning presentation with an updated site plan of 19 For Sale Homes.

We hope this proposal is more in line with what the community was looking for, unit count and architecture wise."

Eden Roc Entrance Land Development - 16595 Classen Road

Eden Roc Residents,

A developer has proposed rezoning the lot at the entrance of Eden Roc, located at Classen and Misty Glade, to allow for the construction of 11–12 two-story duplexes. This change would bring 22–24 additional families into our neighborhood and shift the zoning designation from single-family to multi-family housing.

The Eden Roc Board remains committed to working with both the community and the developer to ensure that any project aligns as closely as possible with the character and needs of our neighborhood.

A community meeting was recently held with Councilman Marc Whyte and a representative from Mint Development in attendance. We thank all the residents who showed up, asked thoughtful questions, and made their voices heard.

This remains an important issue for Eden Roc. If you were unable to attend the meeting, you can still submit your comments or concerns through email and find resources about the zoning process, proposal documents, and community feedback efforts on this page.

📌 A formal petition has also been submitted to the City of San Antonio, thanks to the efforts of a resident who collected signatures from properties within 200 feet of the proposed development. This petition meets city requirements to trigger additional public hearings and review procedures, giving our community a stronger voice in the decision-making process. The Board has followed up with the developer regarding the possibility of recreating his plats and proposal to reflect single-story garden homes instead of two-story duplexes. Any updates or responses will be posted on the webpage above as they are received.
